Just listed and just sold postcards for every deal
Every listing and sale is a reason to write to the neighbours. Pick your area and how many homes to reach, and see what a recurring program costs per month: from $1.38 a card, printed and posted in Canada.

Set this up with usWhy it works
The neighbours are your next listings
When a home on a street lists or sells, the neighbours notice. They walk past the sign, they check the price online, and plenty of them start wondering what their own home would fetch. A postcard that arrives that week, from the agent attached to the deal, lands at exactly the right moment.
It’s also one of the few kinds of mail that people read because it’s about them: their street, their market, their home value. That’s the household-first idea behind every program we run: mail the homes around the event, not a random list.
- Just listed: invite neighbours to the open house and ask if they know anyone who wants to live on their street.
- Just sold: share the result (within your board’s rules) and offer a free home value estimate.
- Repeat: a card for each deal builds familiarity far faster than one large mailing a year.
Timing and reach
How many homes, and how fast
The best results come from mailing quickly and keeping the radius tight. A card that arrives a month after the sale is old news. A card to 2,000 homes spreads the budget too thin to repeat.
| Program | Cards a month | Per card | Per month |
|---|---|---|---|
| 3 sales a month × 50 neighbours | 150 | $2.56 | $384 |
| 5 listings + sales a month × 100 neighbours | 500 | $2.56 | $1,280 |
| A team: 15 deals a month × 100 neighbours | 1,500 | $1.76 | $2,640 |
Not sure where to start? Mail 50 homes around each of your deals for three months, then look at the calls and home-value requests it produced before widening the radius.

Canada
Rules worth knowing before you mail
- CASL doesn’t cover postcards. Canada’s anti-spam law applies to email and texts, not to addressed mail.
- Your regulator’s advertising rules do. Bodies such as RECO (Ontario), RECA (Alberta) and BCFSA (British Columbia) expect your brokerage name on advertising and set limits on promoting other members’ listings. Check the current guidance for your province.
- Never print private details. We show totals only on this page, and your cards should never reveal a seller’s personal information.

FAQ
Questions people ask
What is a just sold postcard?
A card mailed to the homes around a property that has just sold. It tells the neighbours a home on their street sold, invites them to ask what theirs is worth, and puts the agent’s name in front of the people most likely to list next.
How many neighbours should I mail per listing?
Most agents mail between 25 and 250 homes around each listing or sale. Twenty-five covers the same street; 100 covers the nearby streets. Start smaller and repeat often rather than mailing a huge radius once.
How soon after a sale should the postcard arrive?
Within about a week, while the sign is still on the lawn and neighbours are talking about it. Recurring programs mail a few days after the sale or listing appears in the feed.
Can I mail about a listing or sale that isn’t mine?
Be careful. Provincial real estate regulators and local boards set advertising rules, and most require your brokerage name and limit advertising another member’s listings or sales. Mail about your own deals, or use market-level wording (such as “homes are selling on your street”) and check your regulator’s guidance.
Does CASL apply to postcards?
No. Canada’s anti-spam law (CASL) covers commercial electronic messages such as email and texts. Addressed postcards and letters fall outside it, though privacy law still governs how you collect and use personal information.
Where does the listing activity come from?
Counts come from a Canadian MLS listing feed and are shown as totals only: we never display addresses, prices or listing details on this page.
What does it cost?
Recurring programs are priced on monthly volume, printing and postage included. Use the widget to see the per-card rate and monthly estimate for your area; you set a monthly budget cap so a busy month never surprises you.
Put your just sold cards on a schedule
